EBENEZERS COFFEE HOUSE RE-ZONING
Many projects have a host of legalities and issues to be resolved prior to design and construction. This tiny building was no exception. Having sat vacant for more than 30 years, and thus loosing its grandfathered commercial zoning, the property was passed up by many developers. Gerald Forsburg, with several years of experience working at the DC Office of Zoning, worked with the new owners, the neighborhood and several governing bodies to petition the Zoning Commission for a re-zoning from residential to commercial. By working Gerald, we saved the owners tens of thousands in land use attorney fees, and the property was transformed from derelict and neglected to a Community Cornerstone. Located behind Union Station, in the Nation's largest Historic District, the re-zoning request received UNANIMOUS approval from the Zoning Commission.
